When we receive a report of a cracked window we need to check the following:
- Confirm with the tenant or a PMA if this is a double glass window and if this is the case we need to check if the crack is on the inside or outside glass.
- Once confirmed, we can understand whether this was caused by a tenant or due to an incident that took place outside and is not under our control
- Having this information will help us determine if we need to escalate this to the landlord or not.
- If it's on the outside, it's hard to charge that on a tenant. In that case, the landlord is to be informed
- If the damage is on the inside glass or if there is no double glass and there is a crack, probably this was caused by our tenants or someone from the field team who failed to report it.
- In this case, we will most probably be the ones that will fix the window.
Escalation path:
A) In the case where the window damage is due to an incident that happened outside of the apartment, please escalate this to the landlord team and let them handle it.
B) If we are fixing this, please escalate it to your manager for further review while we have the landlord team looped in to help us source a vendor. Our PMA supervisor might be able to help with this as well since he has done that in the past.
In both cases, this is a safety hazard and needs to be resolved asap.
